Le bar à chicha de Ouarda, le Grand Palais, est menacé de fermeture avec la gentrification du quartier. Jassim, nouvelle recrue d'un cabinet de promoteurs immobiliers, est chargé de racheter le lieu. À tout prix. Ennemis naturels, Ouarda et Jassim vont pourtant se rapprocher... Mais leur relation est-elle possible alors que, du succès de l'un, dépend l'échec de l'autre ? Sans oublier Treizor, amant occasionnel de Ouarda, qui anime avec talent les soirées du bar.
