Trelkovsky, émigré polonais récemment naturalisé et petit employé de bureau solitaire, parvient à surmonter sa timidité pour louer un appartement dont l'ex-locataire, mademoiselle Choule, vient de succomber à une énième tentative de suicide. Le propriétaire des lieux, monsieur Zy, lui recommande le silence...
