داخل عمارة سكنية تضج بالتناقضات، تتقاسم ثلاث طالبات جامعيات من خلفيات مختلفة شقة واحدة، ليجدن أنفسهن في مواجهة يومية مع حارس العقار الذي نصب نفسه وصياً أخلاقياً وآمراً ناهياً على كل تحركاتهن، وخادمة تملك مهارة خارقة في التجسس ونقل الأخبار بطريقة مشوهة. تزداد الأمور تعقيداً وكوميديا بوجود ثلاثة شبان يقطنون الشقة الأرضية، حيث تنشأ بينهم وبين الطالبات حرب مقالب وشد وجذب.
